Mission

With 60 years of collective professional experience creating quality commercial & residential properties,

We endeavor to:

  • Engage in this industry with the best of all human qualities including integrity, compassion, honesty, and gratitude
  • Create buildings that address the imprint and impact each facility has on the planet and the people living in it
  • Positively change the way home and work environments influence our day-to-day lives

Purpose

  • Our purpose is to work from the highest level of integrity, be mindful of our impact, and be inclusive and holistic in our approach.
  • We believe our day-to-day environments can be conducive to healthy living, a positive mindset, and better quality of life.
  • We reimagine properties to support the common good of humanity. Gen 3 is not just a development and project management company. It is a movement.

Larry Greene

MBA, CEO

I was born into the real estate development, construction, and property management industry. It is in my blood. I remember sweeping floors on the construction site even as early as 5 years old. I learned the business, bottom to top, from my dad.
I worked my way up the ranks from laborer to semi-skilled worker in various trades, to assistant superintendent, superintendent, project manager, and ultimately partner/developer with my dad. I did not enter the business as “the boss’s son”, I had to earn my way with hard work in the trenches so that when I became the boss I had both the necessary knowledge and the respect of the subcontractors I managed.

He pushed me to learn, master reading building plans, understand the financial aspects of real estate development, and manage the risks as best as possible. I carried a contractor’s license and real estate broker’s license for many years and used those for our development purposes.

Working with my dad, I learned that reputation and integrity is one’s most valuable asset. I learned that hard work does not automatically translate into success and financial gain. Reflecting back, I realize I built a library of experiences with him that would shape me as a human, as a husband and a father, and give me the experience needed to guide me in all future business endeavors.

Bringing your kid into the business is a thing. Sometimes it goes well, sometimes it doesn’t. In our case, even though we didn’t always know it, those were our best times. Our partnership in business and life was priceless, it was a blessing of a lifetime.

In 2010, I exited the real estate development world because I found a new passion. Between 2010 and today, my main focus has been in health, fitness, and longevity. I created a lifestyle brand and opened a training & coaching facility. I became passionate, and a bit obsessed, with understanding how our bodies thrive and how lifestyle behaviors, mindset, and movement contribute to, or take away from, always living in the prime of our life. Since 2017, I dipped my feet back into real estate by offering comprehensive consulting services to developers offering local boots on the ground support for expediting project approvals and construction management oversight.

Flash forward to the present. Forces larger than I have brought me back to my beginning, my roots, where dad and I found a partnership in business and in life. I am now working with my daughter and son-in-law doing commercial property acquisition & renovation plus ground up commercial and industrial development. Adding the 3rd generation to the family business is how Gen3 begins, honoring my father, our journey together, and creating properties that not only offer minimal impact on the planet but also offer solutions for optimal living whether at work or at home.
